FMR. FMR shall mean the annual amount of Minimum Monthly Rent (exclusive of Additional Rent) that a willing tenant would pay and a willing landlord would accept in an arm’s length, bona fide negotiation for lease of the Leased Premises to be executed at the time of determination and to commence on the commencement of the Renewal Term(s), based upon other lease transactions made for other comparable or similar uses in the Indianapolis metropolitan market or in such other urban or suburban recreational centers in other markets of similar size and with similar rental rates generally as the Indianapolis metropolitan market, taking into consideration all relevant terms and conditions of any comparable leasing transactions, including, without limitation: (i) location, quality, and age of the Building and its interior improvements (taking into consideration renovations); (ii) use and size of the space in question; (iii) location and/or floor level within the Building, including proper adjustments for comparables not located in the Indianapolis metropolitan market; (iv) extent of leasehold improvement allowances;
