Building and Lot Changes. To install, use, maintain, repair and replace pipes, ducts, conduits, wires and appurtenant meters and equipment for service to other parts of the Building above the ceiling surfaces, below the floor surfaces, within the walls and in the central core areas, and to relocate any pipes, ducts, conduits, wires and appurtenant meters and equipment which are so located in the Premises or located elsewhere outside the Premises; to make alterations or additions to or to change the location of any of the structural or exterior elements of the Building and of any common areas thereof, including, without limitation, the location, size and shape of any and all hallways, corridors, lobby areas and other common areas of the Building, together with the manner of ingress and egress to and from the Lot and/or the Building, and to make alterations or additions to or to change the location, size, shape and number of the driveways, entrances, parking facilities, walkways and other common area improvements of the Lot, provided such changes do not negatively affect Lessee’s operations or use of the Premises in a material way.
