Bristol Responsibility for Operations and Management. The Fair Board shall not be required to furnish any services or facilities to or to perform any Maintenance, Capital Matters or Additional Work in or at the Premises. Bristol shall have, and does hereby assume, the sole responsibility and expense for the operation, Operating Expenses, direction, Maintenance, Capital Matters, management, and supervision of the Premises, subject to the terms of this Lease. Commencing on the Commencement Date and continuing thereafter during the remainder of the Term, Bristol shall manage and operate the Premises, or cause the Premises to be managed and operated, as a multi-purpose motorsports speedway in compliance with all Applicable Laws and in accordance with the Facility Standard.
