Services and Utilities for Retained Premises During Extension Term. During the Extension Term, in accordance with the provisions of Article 6 (“Services and Utilities”) of the Lease, Tenant shall continue to pay directly to the providers the cost of all services and utilities for the Retained Premises; provided, however, Landlord shall, at Tenant's sole cost and expense (subject to application of the Tenant Allowance), (i) submeter that portion of the Retained Premises known as Building C for the cost of electricity; and (ii) submeter the entire Retained Premises for the cost of water and gas. Tenant agrees to reimburse Landlord for the cost of electric service to Building C and the cost of water and gas for the Retained Premises as Additional Rent, payable along with its next Basic Rent payment coming due after Landlord delivers its invoice to Tenant setting forth the costs of such utilities.

  • Maintenance during Construction Period (i) During the Construction Period, the Contractor shall maintain, at its cost, the existing lane(s) of the Project Highway so that the traffic worthiness and safety thereof are at no time materially inferior as compared to their condition on Appointed Date, and shall undertake the necessary repair and maintenance works for this purpose; provided that the Contractor may, at its cost, interrupt and divert the flow of traffic if such interruption and diversion is necessary for the efficient progress of Works and conforms to Good Industry Practice; provided further that such interruption and diversion shall be undertaken by the Contractor only with the prior written approval of the Authority’s Engineer which approval shall not be unreasonably withheld. References in this Lease to the "Term" shall include the initial Term of fifteen (15) years and shall, in addition, include the First Extended Term and the Second Extended Term, if applicable.

  • Expansion Premises In addition to the Original Premises, commencing on the Expansion Premises Commencement Date (as defined below), Landlord leases to Tenant, and Tenant leases from Landlord, the Expansion Premises.

  • Drawings Submitted During the Contract Term Where required to develop maintain and deliver diagrams or other technical schematics regarding the scope of work, Contractor shall do so on an ongoing basis at no additional charge, and must, as a condition of payment, update drawings and plans during the Contract term to reflect additions, alterations, and deletions.
