Retained Premises means the aggregate rentable square feet located in the Fee Properties as allocated to each Fee Property as set forth on Exhibit B leased by Seller from Purchaser pursuant to the terms of the Retained Premises Lease.

• If Tenant fails to exercise an Option with respect to less than all of the Premises and the time to do so has lapsed (or if a Retained Premises Early Termination or a termination pursuant to a Swap Premises Termination Option has occurred), then Tenant shall no longer have an Option with respect to those portions of the Premises for which it failed to exercise an Option.

• Effective as of the date the First Floor Retained Premises becomes a part of the Premises, the Base Rent shall be as specified in Exhibit D.

• Landlord, as record title holder to the Excess Land, shall cooperate with Tenant in obtaining a lawful subdivision of the Leased Premises with separate parcels consisting of the Excess Land and the Retained Premises, at no cost to Landlord.

• If Sublandlord fails to vacate the Retained Premises prior the date which is sixty (60) days after its receipt of Subtenant’s Notice, then Subtenant may send a further notice to Sublandlord demanding that Sublandlord vacate the Retained Premises (“Subtenant’s Second Notice”) no later than thirty (30) days after Sublandlord’s receipt of Subtenant’s Second Notice.

• Tenant shall not remove any HVAC equipment within the Retained Premises that shall satisfy the HVAC Requirements, and shall leave the same in working order.

More Definitions of Retained Premises

Retained Premises means all and every part of the Campus other than the Premises for the time being and without prejudice to the generality of the foregoing including: (a) The Equipment and all rooms or areas (not being within the Premises) which contain the Equipment in or serving the Campus or any part of it (b) The Conduits (other than those that serve only the Premises) in or serving the Campus or any part of it (c) All landscaped and planted areas gates barriers boundary walls and fences entrance and exit ways common or directional signs and notice boards in or serving the Campus or any part of it. Review Date means the 10th anniversary of the commencement of the Term and each subsequent 10 years.

Retained Premises means all of the real property, including the land, buildings, structures and improvements thereon and appurtenances thereto, located at (i) ▇▇▇ ▇▇▇▇▇▇▇ ▇▇▇▇▇▇, ▇▇▇▇▇ ▇▇▇▇▇▇, ▇▇▇▇▇▇▇ ▇▇▇▇▇ (the “Palermo Property”) and (ii) ▇▇▇ ▇▇▇▇▇▇▇ ▇▇▇▇▇▇, ▇▇▇▇▇ ▇▇▇▇▇▇, ▇▇▇▇▇▇▇ ▇▇▇▇▇ (the “Sevilla Property”).

Retained Premises shall be deemed to be as shown on Exhibit A attached hereto.

Retained Premises means all that piece or parcel of land situated at Little Rissington, Gloucestershire shown for the purposes of identification only edged in black on Plan 2 to the Agreement with the exception of those part or parts thereof comprising the Property;
