Common use of Contractor’s Warranties and Guaranties Clause in Contracts

Contractor’s Warranties and Guaranties. Landlord hereby assigns to Tenant all warranties and guaranties by Contractor relating to the Tenant Improvements, and Tenant hereby waives all claims against Landlord relating to, or arising out of the construction of, the Tenant Improvements.

The Contractor shall be required to comply with Landlord's standard construction rules and regulations, which may include, at Landlord's option, a requirement for a payment and performance bond.

Notwithstanding the foregoing, Landlord agrees that it shall be responsible to repair any latent construction defects in the Tenant Improvements which are discovered during the first Lease Year.
