Construction Observation Phase. After receipt of a written notice to proceed from Client, Consultant will commence work based on the construction Notice–to–Proceed (NTP), construction schedule and estimated construction time of twelve (12) months. Should the project extend beyond the construction period and additional services are requested, they shall be provided on an hourly basis per the Consulting Services Rate Sheet, upon approval by the Client. ▇▇▇▇▇▇ & ▇▇▇▇▇▇ provides services on a time and expense basis as follows: 1. This basis includes allowance for direct salary expenses and for direct non–salary expenses. It also provides for services we may subcontract to others. 2. Direct salary expenses are generally based upon our payroll costs. The payroll costs include the cost of salaries and wages (including sick leave, vacation, and holiday pay) for time directly chargeable to the project; plus, unemployment, excise, payroll taxes, and contributions for social security, employment compensation insurance, retirement benefits, and medical and insurance benefits. Construction Observation Phase. 3.5.1 CONSULTANT shall be a representative of and shall advise and consult with CLIENT: 1) during construction until final payment to the Contractor is due; and 2) as an Additional Service at CLIENT's direction from time to time during the correction period described in the Contract for Construction. CONSULTANT shall have authority to act on behalf of CLIENT only to the extent provided in this proposal unless otherwise modified. CONSULTANT shall provide the following construction support services: .1 Provide clarification, as required, of construction documents and respond to contractor requests for information. .2 Review and approval of swimming pool-related sample and material submittals specified in Contract Documents. .3 Assistance with the issuance and negotiation of change orders. .4 Review of contractor-submitted Record Drawings for contract conformance and completeness based upon field observations. 3.5.2 CONSULTANT shall visit the site at intervals appropriate to the stage of construction or otherwise agreed by CLIENT and CONSULTANT in writing to become generally familiar with the progress and quality of the Work completed and to determine in general if the Work is being performed in a manner indicating that the Work when completed will be in accordance with the Contract Documents. However, CONSULTANT shall not be required to make exhaustive or continuous on-site inspections to check the quality or quantity of the Work. On the basis of on-site observations, CONSULTANT shall keep CLIENT informed of the progress and quality of the work and shall endeavor to guard CLIENT against defects and deficiencies in the Work.
Construction Observation Phase. 1. Upon written authorization of the Owner, Engineer shall provide construction observation and project services for the administration and observation of the project work related to regulated building materials. These services shall include verification that the contractor's work is consistent with the Contract Documents and all applicable federal, state, and local laws, rules, and regulations. 2. Duties of the Engineer prior to commencement of work include: a. Review and approve contractor's work plan(s) and regulated building materials pre-work submittals. b. Participate in pre-construction meeting. c. Contribute to coordination of the regulated materials portion of the Project with the renovation/construction work of that Project. d. If requested by the Owner, record existing damage during walk-through with the contractor prior to commencement of construction work. This record shall include a photo log of any existing damage. 3. Engineer shall prepare a written Daily Inspection Report (DIR) which shall cover the period of time during which the Engineer is onsite observing abatement work. This report shall be submitted to the Owner prior to the next scheduled shift of abatement work. a. The DIR should include at a minimum the following information: i. Date; ii. UW project name, number, and location of work; iii. Name of contractor’s Certified Asbestos Supervisor; iv. Names of each of the Certified Abatement Workers; v. Verification that all Supervisor and Worker Certifications are current and valid; vi. Specific activities performed including time duration of each; vii. Any accidents or injuries; viii. Description of any observed contractor failure to comply with regulations or specifications and documentation of corrective action taken; ix. Potential or actual delays; x. Any potential or actual changed conditions; xi. Results of air monitoring as described below in Article II, D paragraphs 5 through 7; xii. Construction Observation Phase. 3.5.1 The Consultant shall review contractors’ change order requests and determine eligibility and reasonableness of items and cost; counter- sign change orders. 3.5.2 The Consultant shall conduct periodic observations and provide approval certifications for the work observed. 3.5.3 The Consultant shall provide construction administration services including, but not limited to, the following tasks: 3.5.3.1 Attend pre-construction conferences, change order negotiation meetings, and weekly on-site construction progress meetings with contractors, Commission Representatives, Owner’s Representative, and Construction Management Representative. 3.5.3.2 Review and comment on all contractors’ submittals (response time for each in parentheses) including product data (5 days), shop drawings (5 days), landscape / plant materials (2 days), alternates (5 days), requests for information (1 day), substitutions (5 days), and closeout submittals (5 days). Architect to review and make a determination on all proposed equals, validate the quality of the proposed material, and to solicit the Owner’s or Owner’s representative’s approval on changed materials. 3.5.3.3 Provide written observation reports of work to help assure good workmanship and compliance with specifications, and all applicable codes, and regulations. 3.5.3.4 Prepare, maintain, and update project meeting minutes each week following each weekly construction job site meeting in a format approved by the Owner’s representative. Minutes will be prepared or updated following the weekly job site meetings and distributed to construction team members, including the contractor, Commission, and other team members as required within three business days of the weekly job site meetings.‌ 3.5.3.5 Coordinate inspection activities with hazardous material removal consultants, if necessary. 3.5.3.6 Conduct inspections to verify that all phases of contractor’s work comply with project contract documents and manufacturer's specifications. Construction Observation Phase. Following the selection of a contractor, Architect shall observe the construction of Station 84, and provide regular Observation Reports to document that said construction is completed in conformity with the final design and final plans.
Construction Observation Phase. During construction, Consultant will provide the following services: Construction observation and monitoring does not include exhaustive or continuous on–site inspections to check the quality or quantity of the Contractor's work. However, it does include visits to the project site at intervals appropriate to the various stages of construction to review general compliance with approved plans and specifications. Such visits and observations will not require Consultant to assume responsibilities for the means and methods of construction, nor for safety measures or conditions on the job site. Both parties understand that the contractor has notification requirements at specific intervals of the construction process. Consultant does not provide accessibility construction compliance verification. This service can be provided at the request of Client with specific scopes and fees. Consultant provides construction services as defined above for the work designed by Consultant. Other construction work that may occur on site is the responsibility of other design professionals or Client and expressly not the responsibility of Consultant.

  • Construction Observation The Consultant shall make periodic on-site observations of the Project in accordance with Exhibit A. The purpose of the on-site observations will be to observe the progress and quality of the construction work being carried on to determine if the work is proceeding in accordance with the Construction Documents. Unless otherwise stated in Exhibit A, the Consultant shall not be required to make exhaustive or continuous on-site observations to check the quality or quantity of the work.

  • Construction Phase Part 1 –

  • Construction Phase Fee Contractor’s Construction Phase Fee is the maximum amount payable to Contractor for any cost or profit expectation incurred in the performance of the Work that is not specifically identified as being eligible for reimbursement by Owner elsewhere in this Agreement. References in the UGSC to Contractor’s “overhead” and “profit” mean Contractor’s Construction Phase Fee. The Construction Phase Fee includes, but is not limited to, the following items: 9.1 All profit, profit expectations and costs associated with profit sharing plans such as personnel bonuses, incentives, and rewards; company stock options; or any other like expenses of Contractor.

  • PRE-CONSTRUCTION PHASE FEE The Pre-Construction Phase Fee is the total compensation payable to Contractor for the performance of Pre-Construction Phase Services, except for Additional Pre-Construction Phase Services approved in advance and in writing by Owner. The Pre-Construction Phase Fee shall be a lump sum amount based on the AACC established in this Agreement. 6.1 Except as specifically allowed by Owner, Contractor shall not be entitled to any increase in the Pre-Construction Phase Fee for any costs, expenses, liabilities or other obligations arising from the performance of Pre-Construction Phase Services. 6.2 Costs associated with the following items are specifically, but not exclusively, included in the establishment of the Pre-Construction Phase Fee: profit and profit sharing; general overhead; salaries and labor; housing and relocation; estimating, scheduling and information management systems and software; contract administration; office expenses; printing and copying; consulting fees; legal or accounting fees; cost of money; taxes; insurance premiums and deductibles; bond costs; purchase or rental of equipment; utilities; travel; per diem; fines or penalties; and damage awards. 6.3 If the scope of the Pre-Construction Phase Services is changed materially, the Pre- Construction Phase Fee shall be equitably adjusted. If the AACC is changed materially before acceptance of the GMP Proposal, the Pre-Construction Phase Fee shall be adjusted in writing in proportion to the change in the AACC. There shall be no adjustments in the Pre-Construction Phase Fee following acceptance of the GMP Proposal. 6.4 For Additional Pre-Construction Phase Services that are approved in advance and in writing by Owner, Contractor shall be entitled to additional compensation computed as follows: 6.4.1 A pre-established lump sum amount; or 6.4.2 The hourly cost of Contractor’s employees or consultants who actually perform the Additional Services based on the employee’s Worker Wage Rate or prorated Monthly Rate plus the actual cost of allowable expenses incurred in the performance of the Additional Pre-Construction Phase Services, plus an overhead and profit markup of ten percent (10%) of the total cost; or 6.4.3 As otherwise agreed in advance and in writing.
