During the Term, Tenant shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities (collectively, “Laws”) applicable to Tenant’s manner of use of the Property; provided, however, Tenant shall not be responsible for compliance with any Law to the extent the violation of such Law existed as of the Effective Date (“Existing Violations”). Landlord shall be responsible, at its sole cost and expense, for causing the Property to comply with all other Laws, including the Americans with Disabilities Act, and for remedying all such Existing Violations.
