Common use of Pool/Spa Maintenance Clause in Contracts

Pool/Spa Maintenance. If Premises includes a pool or spa, the below checked condition applies: Tenants are responsible for the care and service of the pool and/or spa/hot tub even if Tenant chooses not to use it. Tenant responsibilities include, but are not limited to: maintaining proper water level, weekly testing and adjusting for proper chemical balance, weekly cleaning of pool and/or spa/hot tub, weekly cleaning of filters and replacement of filters as necessary, proper cleaning and maintenance of covers, ensuring proper power and heating to keep from freezing, and draining as required. Landlord provides pool/spa service. Tenant is required to maintain level of water and promptly report any problems. The Homeowner’s Association provides pool/spa service. Tenant is required to promptly report any problems to Landlord.
