Clean Room. Tenant shall be permitted to modify the existing Clean Room in the Property, subject to Landlord’s reasonable approval and Tenant agrees to diligently pursue such modifications and their approval by required governmental authorities. The Clean Room, including all mechanical equipment required to make it function shall become Landlord’s property at expiration of the Lease or upon vacancy by Tenant and Tenant shall have no right or obligation to remove same from the Property.
Clean Room. TENANT will be responsible for all costs associated with the installation, maintenance and removal of TENANT’s portable clean room, and such costs shall not be deducted from the TENANT Improvement Allowance. TENANT is also responsible for any permit costs or regulations required by the City or any other applicable agency.
Clean Room. Tenant will be responsible for all costs associated with the installation, maintenance and removal of Tenant’s clean rooms upon the expiration of the Lease. Tenant may request Landlord’s permission to leave the clean rooms intact by sending Landlord a written request no earlier than six months before the Expiration Date and no later than two months before the Expiration Date. Landlord may agree to leave the clean rooms intact, in its sole and absolute discretion, by replying in writing within thirty days of receiving the request.
Clean Room. Provide Clean Room to isolate the Holding Room from the building exterior. If possible, locate to provide direct access to the Holding Room from the building exterior.
Clean Room. An uncontaminated area or room that is part of the worker decontamination enclosure system, with provisions for storage of workers’ street clothes and protective equipment.
Clean Room. GENBAND will establish a “clean room” environment (“Clean Room”) in order to secure access to Highly Protected Source Code and to secure the server(s) that store Supplier Source Code, Object Code for Highly Protected Source Code, and Derivative source code derived from Supplier Source Code. The Clean Room shall meet the following requirements:
Clean Room. In addition to the Premises, the Lessor is obligated to provide the Company with a separated space of up to 1,950 square meters, adjacent to the Premises, that will be designated for the Company’s clean room and built by the Lessor by May 3, 2021, in accordance with the specifications in the Lease Agreement (the “Clean Room”). During a period of 12 months following the receipt of the Clean Room from the Lessor, the Company shall perform adaptation works under full exemption from its obligations under the Lease Agreement for such months, except for payment of utilities. In the event, that the Lessor will deliver the Clean Room in a manner that will not enable the Company to continuously perform the adaptation work by May 3, 2021, the Company shall be fully exempted from paying any fees to the Lessor pursuant to the Lease Agreement until such time that the Clean Room will be delivered to the Company in such manner that allows the Company to continuously perform the adaptation works.
