Broad Indication of Capital Costs. 6.1.1 Table 8 below considers the broad costing for each option. Costs include construction, VAT, professional fees, inflation (estimated to mid point of construction), equipment @ 13%, circulation space @ 33%, design development @ 15% and optimism bias at 38.8%. The costs are based on a total estimated accommodation footprint of 1595m2 for 12 places i.e. 1280m2 for the inpatient unit accommodation and 315m2 for the inpatient education accommodation.   • Return of Capital Contribution From time to time the Partnership may have cash in excess of the amount required for the conduct of the affairs of the Partnership, and the General Partner may, with the Consent of the Special Limited Partner, determine that such cash should, in whole or in part, be returned to the Partners, pro rata, in reduction of their Capital Contribution.
