Common use of Adjustments to Base Rent Clause in Contracts

Adjustments to Base Rent. The Base Rent rate payable (per rentable square foot) with respect to the Building shall be increased on the second (2nd) anniversary of the Lease PEREGRINE SYSTEMS CORPORATE CENTER [Peregrine Systems] Commencement Date and on each subsequent second (2nd) anniversary thereof during the initial Lease Term to an amount equal to 106.5% of the Base Rent rate payable (per rentable square foot) during the immediately prior period, subject to further adjustment during any Extension Term in accordance with Section 2.2 above.

The Base Rent rate payable (per rentable square foot) with respect to the Building each Floor Group shall be increased on the second (2nd) anniversary of the Lease PEREGRINE SYSTEMS CORPORATE CENTER [Peregrine Systems] Commencement Date for the initial Floor Group and on each subsequent second (2nd) anniversary thereof during the initial Lease Term to an amount equal to 106.5% of the Base Rent rate payable (per rentable square foot) during the immediately prior period, subject to further adjustment during any Extension Term in accordance with Section 2.2 above.
