The Insuring Party shall obtain and keep in force during tl)e term of this Lease a policy or policies in file name of Lessor, with loss payable to Lessor and to the holders of any mortgages, deeds of trust or ground leases on the Premises ("Lender(s)"), insuring loss or damage to the Pemises.
