Upon Close of Escrow, Buyer shall cause Escrow Holder to issue a CLTA extended coverage owner’s policy of title insurance, or, at Buyer’s election, an ALTA owner’s policy of title insurance, in the amount of the Purchase Price, insuring that title to the Property is vested in Buyer.
Escrow Holder shall also deliver to BUYER a CLTA Owner's Policy of Title Insurance, in an amount equal to the Purchase Price, showing title to the Property vested in BUYER, subject to those exceptions previously approved by BUYER.
At the close of escrow, Contractor shall obtain a CLTA policy of title insurance in an amount not less than the face value of the Note, clear of any title defects which would prevent the operation of the proposed Project.
