Common use of Tenant Duties Clause in Contracts

Tenant Duties. Tenant shall occupy, maintain and return the Property to Landlord in a condition comparable to that existing when the Term began, subject to ordinary wear and tear, or, failing that, Tenant shall be liable to Landlord for the costs of cleaning and restoring the Property to that condition. Tenant shall give Landlord immediate written notice of any defects discovered or accidents observed in, on or around the Property. To the fullest possible legal extant, Xxxxxx hereby agrees to hold Landlord free of liability for all damages except those resulting from Landlord’s gross or willful negligence.
