PHASE III - CONSTRUCTION DOCUMENTS. 3.2.1 The CONSULTANT shall prepare, from the approved Phase II (Design Development Documents), Phase III (Contract Documents) consisting of Working Drawings and Specifications and setting forth in detail the work required for the architectural, civil, structural, mechanical, electrical service-connected equipment, and civil/sitework, and the necessary bidding information, General Conditions of the Contract and Supplementary General Conditions of the Contract, and shall assist in the drafting of Proposal and Contract Forms. The CONSULTANT shall submit to the OWNER, 6 hard (paper) copies and 1 electronic copy of the Phase III Documents and its further revised Estimate of Probable Project Construction Costs based on current area volume, or other unit costs, and, if required by the OWNER, coordinate with the Contractor to provide the OWNER with review and comments on the Contractor's estimates, the guaranteed maximum price (GMP) or bid amount.
3.2.2 The CONSULTANT shall keep the OWNER informed of any adjustments to previous Estimates of Probable Project Construction Cost indicated by changes in scope, requirements or market conditions.
3.2.3 The CONSULTANT shall furnish six (6) copies of the Contract Documents for the Permitting and Bidding Phases of the project, consisting of construction drawings, specifications, construction agreement forms, general conditions, special provisions and technical provisions. Upon approval of the Contract Documents, the CONSULTANT will furnish the OWNER with 2 copies of the CADD Documents as described in Section 3.2.6 herein below. The CONSULTANT shall also provide the DOE Facilities Space Chart using the most current DOE Form OEF 208 and OEF 208A, which shall include the assigned FISH design codes numbers, the space FISH number, and the net square footage.
3.2.4 It shall be the responsibility of the CONSULTANT to provide documents (Design Documents, Specifications, etc.) which conform to applicable State Requirements for Educational Facilities and Florida Building Code, zoning codes and generally accepted construction industry standards. The CONSULTANT shall signify its responsibility for the Contract documents prepared pursuant to this Agreement by affixing its signature, date and seal thereto as required by Chapters 471 and 481, Florida Statutes. PHASE III - CONSTRUCTION DOCUMENTS. After OWNER’s review and written approval of the Phase II - Design Development/80% Submittal, and issuance of OWNER’s written authorization to proceed, DESIGN PROFESSIONAL shall commence the Phase III - Construction Documents services and perform the following:
5.1. Prepare final calculations, Construction Documents setting forth in detail each discipline’s requirements into a cohesive whole based upon the approved Phase II - Design Development/80% Submittal, consultations with CONSTRUCTION CONTRACTOR, and OWNER’s Project Manager.
4.2. Prepare final quality assurance/quality control (QA/QC) itemized checklist such as “RediCheck” interdisciplinary review system or similar, confirming that the Phase III – Construction Documents submission is in compliance with OWNER’s program submission requirements and that all Project design disciplines have been coordinated.
PHASE III - CONSTRUCTION DOCUMENTS. 2.3.1 Based on the approved Design Development documents and any further adjustments in the scope of the Project and/or in the construction budget authorized by the Owner, the Architect shall prepare, for approval by the Owner, Construction Documents consisting of building information, plans, drawings, and specifications setting forth in detail the requirements for the construction of the Project including, but not limited to, the work required for the architectural, structural, civil, landscape, mechanical, electrical engineering, plumbing, service-connected equipment, Project site work, and/or the necessary general conditions.
PHASE III - CONSTRUCTION DOCUMENTS. 2.3.1 Based on the approved Design Development documents and any further adjustments in the scope of the Project and/or in the construction budget authorized by the Owner, the Architect/Engineer shall prepare, for approval by the Owner, Construction Documents consisting of deliverables, including, but not limited to building information, plans, drawings, and specifications setting forth in detail the requirements for the construction of the Project.
2.3.1.1 These requirements include but are not limited to the work required for the Architect/Engineer, structural, civil, landscape, mechanical, electrical engineering, plumbing, service-connected equipment, Project site and offsite work, and/or the necessary general conditions.
2.3.2 Construction Documents shall comply with applicable laws, ordinances, codes, rules, and regulations. If conflicts arise between any laws, statutes, ordinances, codes, rules, and regulations, the Architect/Engineer shall notify the Owner who will issue direction.
2.3.3 The Architect/Engineer shall include in the Construction Documents a requirement of the GC to provide manuals and adequate training for the Owner in the operation of the mechanical, electrical, heating, and air conditioning systems installed by the GC.
PHASE III - CONSTRUCTION DOCUMENTS. After OWNER’S review and approval of the Phase II - Design Development Documents and issuance of OWNER’S written authorization to proceed, DESIGN PROFESSIONAL shall commence the Phase III - Construction Documents services and perform the following:
PHASE III - CONSTRUCTION DOCUMENTS. Upon the Owner’s approval of the design development documents and authorization to proceed, the Contractor shall prepare Construction Documents based on the design development documents. The Guaranteed Maximum Price is set out in Section 6.1. Phase III shall be completed by December 1, 2007.
PHASE III - CONSTRUCTION DOCUMENTS. (a) After Owner’s review and approval of the Phase II – Design Development Documents, the A/E shall prepare the Construction Documents including working drawings and specifications setting forth in detail each discipline’s requirements into a cohesive whole based upon the Design Development Documents and consultations with the CM and the Owner’s Project Director. The A/E shall confirm that all Project design disciplines have been properly coordinated.
(b) The Construction Documents shall conform to applicable building codes and zoning codes and accepted construction industry standards. A/E shall signify its responsibility for the Construction Documents by affixing its signature, date and seal as required by Florida Statutes. Where the Agreement provides for Owner’s approval of the A/E’s design recommendations and decisions, this approval does not relieve the A/E of any responsibilities.
(c) If the Project meets the definition of a threshold building, the A/E shall prepare and submit to the Owner a copy of the threshold building inspection plan, which shall provide specific inspection procedures and schedules such that the portions of the Project specified within the threshold inspection plan can be adequately inspected for compliance. The inspection plan must be submitted to the Owner with the 100% completed Construction Documents and prior to Owner’s issuance of written authorization for construction to start.
(d) A/E shall prepare and provide to Owner all applications, data and documents required to obtain the approval of all authorities having jurisdiction over the Project, including any applicable storm water management districts and State and local fire marshals. This shall be accomplished at the appropriate time, but not later than the ninety percent (90%) completion point of this phase. To ensure the timely approval of all permits necessary for the construction of the Project, including all environmental permits, A/E shall furnish, on a timely basis, such plans, data and information as may be necessary to secure approval of the required permits. A/E shall, at no additional cost to Owner, make all reasonable and necessary revisions to the Construction Documents required to obtain the necessary permit approvals for construction of the Project.
(e) The A/E shall consult with CM with respect to (i) CM’s development of the Construction Cost Estimate, (ii) CM’s development of an overall Project Schedule and (iii) CM’s comments and recommendations concerni...

PHASE III - CONSTRUCTION DOCUMENTS. After OWNER'S review and approval of the Phase II - Design Development Documents and issuance of OWNER'S written authorization to proceed, DESIGN PROFESSIONAL shall commence the Phase III - Construction Documents services and perform the following:
5.1. Prepare final Construction Documents setting forth in detail each discipline's requirements into a cohesive whole based upon the DESIGN PROFESSIONAL'S consultations with CONSTRUCTION CONTRACTOR when available, and OWNER'S Project Coordinator. Pursuant to the Master Project Schedule set forth in Schedule C, Design Professional shall provide the Construction Documents to OWNER at sixty percent (60%) completion and one hundred percent (100%) completion.
5.2. Complete the Project Manual in accordance with the OWNER’S Published Standards.
5.3. Consult with CONSTRUCTION CONTRACTOR when available with respect to (1) CONSTRUCTION CONTRACTOR'S development of Project construction costs estimates, (2) CONSTRUCTION CONTRACTOR'S development of an overall Project schedule and (3) CONSTRUCTION CONTRACTOR'S comments and recommendations concerning the Project design. DESIGN PROFESSIONAL shall approve or provide written comments within fourteen (14) calendar days of receipt of CONSTRUCTION CONTRACTOR'S comments and recommendations.
5.4. Prepare and file all applications, data and documents required to obtain the approval of all authorities having jurisdiction over the Project, including any applicable storm water management districts and State and local fire marshals. To insure the timely approval of all permits necessary for the construction of the Project, including all environmental permits, DESIGN PROFESSIONAL shall advise OWNER and schedule the necessary contacts and liaison with all authorities having permit jurisdiction over the Project, and
