Phase II - Design Development. 2.2.1 Based on the approved Schematic Design documents and any adjustments in the Project, schedule, and/or construction budget, as authorized by the Owner, the Architect shall prepare, for approval by the Owner Design Development documents consisting of drawings and other documents to fix and describe the size and character of the Project as to the architectural, structural, civil, landscape, mechanical, and/or electrical engineering, recommended material, and such other elements that might be deemed appropriate for the Project. 2.2.1.1 Design Development documents shall not be delivered all at one time, but rather on an ongoing basis for use by the Owner and the CMAR. 2.2.2 The Architect shall advise the Owner of any adjustment to the preliminary estimate of construction cost.
