Peaceful Surrender. 4.17.01 The Tenant shall, at the expiration or sooner determination of this Term, peaceably surrender and yield up unto the Landlord the Demised Premises with the appurtenances, together with all fixtures or erections which at any time during the Term shall be made therein or thereon in good and substantial repair and condition, except the Tenant's trade fixtures, and deliver to the Landlord all keys to the Demised Premises which the Tenant has in its possession.
