Common use of LANDLORD'S RIGHT TO PERFORM TENANT'S COVENANTS Clause in Contracts

LANDLORD'S RIGHT TO PERFORM TENANT'S COVENANTS. Except as otherwise expressly provided herein, if Tenant shall at any time fail to make any payment or perform any other act required to be made or performed by Tenant under this Lease, Landlord may upon ten (10) days written notice to Tenant, but shall not be obligated to and without waiving or releasing Tenant from any obligation under this Lease, make such payment or perform such other act to the extent that Landlord may deem desirable, and in connection therewith, pay expenses and employ counsel. All sums so paid by Landlord and all penalties, interest and costs in connection therewith shall be due and payable by Tenant as Additional Rent upon demand.

All sums so paid by Landlord and all penalties, interest and costs in connection therewith shall be due and payable by Tenant as Additional Rent upon demand.

All reasonable sums so paid by Landlord and all penalties, interest and reasonable costs in connection therewith shall be due and payable by Tenant as Additional Rent upon within thirty (30) days after receipt of written demand.

LANDLORD'S RIGHT TO PERFORM TENANT'S COVENANTS. Except as otherwise expressly provided herein, if a Tenant shall at any time fail to make any payment or perform any other act required to be made or performed by Tenant Default exists and is continuing under this Lease, Landlord may upon ten (10) days written notice to Tenantmay, but shall not be obligated to and without waiving or releasing Tenant from any obligation under this Lease, and on not less than three (3) days’ advance written notice to Tenant, make such payment or perform such other act to the extent that Landlord may deem desirable, and in connection therewith, pay reasonable expenses and if reasonable, employ counsel. All reasonable sums so paid by Landlord and all penalties, interest and reasonable costs in connection therewith shall be due and payable by Tenant as Additional Rent upon within thirty (30) days after receipt of written demand.
