Landlord’s Access to Leased Premises. Landlord shall have the right to place, maintain, and repair all utility equipment of any kind in, upon, and under the Leased Premises as may be necessary for the servicing of the Leased Premises and other portion of the Building. In connection with any of the foregoing activities of Landlord, Landlord shall use commercially reasonable efforts while conducting such activities to minimize any interference with Tenant’s use of the Leased Premises.

During the three four (34) months prior to expiration of this Lease or of any renewal term, Landlord may place upon the Leased Premises "For Lease" or "For SaleTo Let" signs which Tenant shall permit to remain thereon.

Provided, however, that in the event that such repairs create undue interference with Tenant's operations, Landlord agrees to Landlord negligencegive Tenant adequate written notice of such work, and agrees to provide the Tenant with alternate, temporary space suitable for the maintenance of its operations. During the three (3) months prior to expiration of this Lease or of any renewal term, Landlord may place upon the Leased Premises "For Lease" or "For Sale" signs which Tenant shall permit to remain thereon.

The above notwithstanding, Landlord shall not enter the server room without Tenant permission and without being accompanied by an employee of Tenant.
