Kinds. Tenant agrees to pay Rent, beginning as of the ----- Commencement Date, to Landlord's rental agents, ▇▇▇▇▇▇-▇▇▇▇▇▇▇ Management Corporation of Wisconsin (the "Rental Agents") at ▇▇▇▇ ▇▇▇▇▇ ▇▇▇▇▇▇▇▇▇ ▇▇▇▇▇, ▇▇▇▇▇ ▇▇▇▇, Wisconsin 53223 or to such other person or at such other place as Landlord from time to time designates in a written notice to Tenant, in coin or currency which at the time of payment is legal tender for the payment of public and private debts in the United States of America, the aggregate of the following, all of which are Rent reserved under this Lease: (1) Base Rent to be paid in monthly installments in advance on --------- or before the first day of each month of the Term of this Lease in the amount set forth on the Schedule, provided that the first monthly installment of Base Rent will be paid by the Tenant concurrently with the execution of this Lease. (2) Operating Cost Share Rent in an amount equal to the Tenant's ------------------------- Proportionate Share of the Operating Costs for the applicable fiscal year of the lease. Operating Cost Share Rent shall be paid monthly in advance in an estimated amount, as adjusted by Landlord not more often than annually.
