Common use of Insurance for Personal Property Clause in Contracts

Insurance for Personal Property. Tenant shall, at its sole cost and expense, procure and maintain throughout the Term a property insurance policy (written on an "All Risk" basis) insuring all of Tenant's personal property, including the Equipment and any Additional Equipment and all other equipment, furniture, fixtures, furnishings and leasehold improvements which are the responsibility of Tenant. In addition, Tenant shall, at its sole cost and expense, procure and maintain business interruption insurance in an amount not less than the Base Rent due hereunder for the first Lease Year.

In addition, Tenant shall, at its sole cost and expense, procure and maintain business interruption insurance in an amount for not less than the Base Rent due hereunder for the first Lease Yearfull replacement cost of said property. All proceeds of such insurance shall be used to repair or replace Tenant's property.
