If excessive trash or recycling is found on the property there will be a minimum charge of $100, possibly more, depending on the amount found. FAMILY RENTAL ONLY Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies. Work crews only accepted with prior approval of the owner. Failure to disclosure that your group is a work crew will result in immediate eviction and all payments will be forfeited. Reservations may be moved to different dates or a different available property in our inventory if desired. Please note that if the property you rented is located in an area which was recently affected by a hurricane, but the property itself incurred no damages, the reservation stands. However, if the property is uninhabitable, guests may select alternate, future dates for the same property, once it is restored, or they may move their reservation to a different property, of equal value, within our inventory. Travel insurance is recommended, particularly if reserving during hurricane season. EARLY DEPARTURES No refunds will be offered for voluntary early departures. If a guest is displeased with something in the property, they must notify our staff immediately so that we may investigate the situation and determine if it should wait for guest departure or should be corrected immediately. If the issue prohibits guests from staying at the property, we will make every effort to relocate guests to a comparable, local property. If a comparable property is unavailable, guests will be immediately refunded. CHECK-IN / CHECK-OUT Late check-out and early check-in is based on availability and must be PRE-APPROVED. Additional fees may apply depending on the time requested. HAZARDOUS PRACTICE No barbeque grills of any kind are permitted on balconies or in the unit. The provided grill must be used in open air, and must never be used under the patio enclosure. No open flames, i.e., candle burning is permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm. PET POLICY Pets consideredare welcome. Owner approval required and A Nonrefundable pet fee of $250 will result in an additional pet feebe charged. TRASH AND RECYCLING Guest understands that they are renting a private home and as such Trash and Recycling must be taken out to the curb on the designated day provided in the check-in instructions. If excessive trash or recycling is found on the property there will be a minimum charge of $100, possibly more, depending on the amount found. FAMILY RENTAL ONLY Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies. Work crews only accepted with prior approval of the owner. Failure to disclosure that your group is a work crew will result in immediate eviction and all payments will be forfeited. FALSIFIED RESERVATION Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit and/or balance of rental payment.

HURRICANES. In the event of a hurricane, please note that there will be no refund for early departure unless a mandatory hurricane evacuation is ordered by the local authorities. Voluntary evacuation is not the same as a mandatory evacuation and is not grounds for a refund.
