Common use of Cluster Development Clause in Contracts

Cluster Development. A development pattern and technique wherein structures are arranged in closely related groups to enable building at higher densities in certain areas while preserving natural features in others. A cluster development would normally incorporate private common open space areas and give emphasis to the pedestrian as opposed to the automobile in its design. The development might also contain owner-occupied row housing with privately owned common property comprising a major element of the development. The provisions of Sections 83.76 through 83.85 relating to design standards may be waived for cluster developments by the Village Board upon recommendation of the Plan Commission and the Village Engineer.
