Cluster Development. A development pattern and technique wherein structures are arranged in closely related groups to enable building at higher densities in certain areas while preserving natural features in others. A cluster development would normally incorporate private common open space areas and give emphasis to the pedestrian as opposed to the automobile in its design. The development might also contain owner-occupied row housing with privately owned common property comprising a major element of the development. The provisions of Sections 14.56 through 14.70 relating to design standards may be waived for cluster developments by the Village Board upon recommendation of the Plan Commission and the Village Engineer.

Cluster Development. The application form and procedure for a cluster permit shall be as set forth in Sections 17.57.170 through 17.57.290 of the Vacaville Municipal Code. Note: all sections from Chapter 17.57 were repealed on June 25, 1996.
Cluster Development. 14.01 Nothing herein contained shall prevent the assembly of lots by any common owner for the purpose of cluster construction. Such owner shall record his declaration of cluster usage, in form as hereafter provided, and thereafter the lots described by such declaration shall be considered and treated as one parcel or lot.
