Closing Deliveries of the Purchaser. At the Time of Closing, the Purchaser will deliver or cause to be delivered:

Subject to the terms of this Agreement, the Purchaser will on the Closing Date deliver to the Vendor the balance of the Purchase Price (plus any applicable taxes that the Vendor is required by applicable law to collect from the Purchaser) by bank draft payable to the Vendor, or as the Vendor may in writing direct; an undertaking to readjust; the GST or HST certificate referred to in Section 14 and such other documentation relating to the completion of this Agreement as the Vendor may reasonably require.
