Common use of Care of Leased Premises Clause in Contracts

Care of Leased Premises. Upon the expiration or any earlier termination of this Lease, Tenant shall surrender the Leased Premises to Landlord in the same condition in which such Leased Premises existed on the Commencement Date, except for ordinary wear and tear and any casualty or condemnation damage not required to be repaired or restored by Tenant pursuant to the terms of this Lease and subject to the provisions of Section 5.3 hereafter. Upon such expiration or termination of this Lease, Landlord shall have the right to re-enter and resume possession of the Leased Premises immediately.

Care of Leased Premises. Tenant shall not commit or allow to be committed by Tenant's employees, agents, visitors invitees or contractors, any waste or damage to any portion of the Leased Premises, or the Property. Upon the expiration or any earlier termination of this Leaselease, Tenant shall surrender the Leased Premises to Landlord in the same as good condition in which such Leased Premises as existed on the Commencement Datedate of possession by Tenant, except for ordinary wear and tear and any casualty or condemnation damage not required to be repaired or restored by Tenant pursuant to the terms of this Lease and subject to the provisions of Section 5.3 hereafterexcepted. Upon such expiration or termination of this Leaselease, Landlord shall have the right to re-enter and resume possession of the Leased Premises immediately.
