Permissible Building Area definition

Permissible Building Area means an area designated as such on the Site Plan within which a Building of a certain size and height may be constructed as hereinafter more fully provided. No building, structure or improvements (other than Common Area Improvements) shall be erected or maintained outside of a Permissible Building Area. Notwithstanding the foregoing, if more than one adjacent Parcel is owned by the same Owner, the Permissible Building Area for each Parcel so owned may be combined to form one Permissible Building Area. If an Owner elects to so combine its Permissible Building Area, then (i) the front of the Building to be constructed on the combined Permissible Building Area cannot be any closer to the front property line than as shown on the Site Plan; and (ii) the Parcels so combined will, upon the completion of the Building on the combined Permissible Building Area, be one (1) Parcel for all purposes under this Declaration, including but not limited to voting as set forth in Article V.
Permissible Building Area the land within the Shopping Center Tract upon which a designated Party may construct either its initial Building or any expansion thereof or its future Building, if any, as provided herein and as shown on the Plot Plan.
Permissible Building Area means and refers to that area within a Parcel within which Improvements, such as a building or structure, may be constructed. No such building or structure of any kind (collectively "Building") shall be constructed or maintained on any Parcel or Parcels of the Property unless such Building is constructed and maintained entirely within the Permissible Building Area of a Parcel. The Permissible Building Area within Parcel 3a is illustrated in PK95’s site plan attached hereto as Exhibit “B”.

Examples of Permissible Building Area in a sentence

  • Said Design Schematics shall be consistent with the Plot Plan, contain not less than 200,000 square feet of Gross Leasable Floor Area of Developer Buildings, be located completely within that portion of the Developer Tract being within the area designated "Permissible Building Area" on the Plot Plan and otherwise be in accordance with the provisions of this Agreement.

  • Each Owner, as Grantor pursuant to this Declaration, hereby grants to the other Owners easements in the Common Area of such Grantor’s Parcel, and where appropriate and necessary, in the Permissible Building Area on its Parcel, but only prior to the commencement of construction by Grantor of Improvements on Grantor’s Parcel, to facilitate the initial construction of the Grantee’s Improvements contemplated within this Declaration.

  • Notwithstanding the foregoing, Landlord may change the configuration and location of the various tenant spaces and buildings within the Permissible Building Area, shown on the Site Plan.

  • Demised Land: The portion of the Center that is depicted as the Permissible Building Area on Exhibit A attached hereto, containing approximately 65,219 square feet of land area, upon which Tenant shall build the Building described below, subject to Section 2.1(b) below.

  • Said Buildings shall be within the lines of the area designated "Permissible Building Area" on the Plot Plan; shall have a major entrance abutting and fronting on the Enclosed Mall; shall conform to this Agreement and be as shown on the Plot Plan.

  • Each Owner, as Grantor pursuant to this Declaration, hereby grants to the other Owners perpetual easements to Grantor’s Parcel, except within such Owner’s Permissible Building Area, as shown on Exhibit B, for the installation, use, operation, maintenance, repair, replacement, relocation and removal of Common Utility Facilities and Separate Utility Facilities serving the Parcel of the Grantee.

Related to Permissible Building Area

  • Building Area means the greatest horizontal area of a building within the outside surface of the exterior walls.

  • Rentable Area of the Premises The amount of square footage set forth in Section 1.01(10).

  • Building Square Footage or "BSF" means the square footage of assessable internal living space of a Unit, exclusive of any carports, walkways, garages, overhangs, patios, enclosed patios, detached accessory structure, other structures not used as living space, or any other square footage excluded under Government Code Section 65995 as determined by reference to the Building Permit for such Unit.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Rentable Area when applied to the Premises, is that area equal to the usable area of the Premises, plus an equitable allocation of Rentable Area within the Building that is not then utilized or expected to be utilized as usable area, including that portion of the Building devoted to corridors, equipment rooms, restrooms, elevator lobby, atrium and mailroom.
