Common use of USE AND QUIET ENJOYMENT Clause in Contracts

USE AND QUIET ENJOYMENT. The Landlord agrees to make a good faith effort to provide for the maintenance of reasonable overall quiet and order throughout the premises. Tenant(s) agrees to use the premises for residential purposes only in a quiet, peaceable and lawful manner, and to refrain from any conduct that disturbs the use and quiet enjoyment of tenants in other units.

The Landlord shall ensure that the common areas and parking areas, if any, remain in good repair suitable for the safe and convenient use of Tenant(s), in common with other Tenant(s) and that access to premises shall remain at all times as accessible as at the time of initial occupancy. Tenant(s) agrees to use the premises for residential purposes only in a quiet, peaceable and lawful manner, and to refrain from any conduct that disturbs the use and quiet enjoyment of tenants in other units.
