Use and Compliance With Laws. Subtenant shall use the Subleased Premises for the Permitted Use (as specified in the Basic Sublease Information) during the Term of this Sublease, and for no other use or uses. Subtenant shall not engage in any activities prohibited by the Master Lease. Subtenant shall not use or store flammable or hazardous materials on the Subleased Premises, except to the extent normally used in the ordinary course of business with respect to the Permitted Use unless such materials are specifically prohibited in the Lease. Subtenant shall not perform any act or carry on any practice which may injure the Subleased Premises or cause any offensive odors or noises that constitute a nuisance or menace to any other tenant or tenants of the Building or the Premises or other persons, and in no event shall any noises or odors be emitted from the Subleased Premises. Nothing shall be done upon or about the Subleased Premises which shall be unlawful, improper, or contrary to any law, ordinance, regulation or requirement of any public authority or insurance inspection or rating bureau or similar organization having jurisdiction and Subtenant shall be in compliance at all times with all such laws, ordinances, regulations and requirements. Subtenant shall observe and comply with, and shall cause its employees, agents and invitees to observe and comply with the restrictions set forth in this Sublease. Subtenant agrees to comply with all rules and regulations that Master Landlord has made or may hereafter from time to time make for the Building and/or the Premises. Sublandlord shall not be liable to Subtenant or any party claiming through Subtenant in any way for damage caused by the failure of any of the other tenants of the Building to comply with such similar or other covenants in their leases or of such rules and regulations.

Use and Compliance With Laws. Subtenant The Premises shall be used and occupied for manufacturing, laboratory, warehousing and office purposes. Tenant shall comply with all present and future rules, regulations, laws, permits, and licenses relating to Tenant’s use or occupancy of the Subleased Premises for the Permitted Use (as specified and Tenant’s activities conducted in the Basic Sublease InformationPremises, as may be promulgated by any local, state, regional, or federal authority (including any agency thereof such as, without limitation, the FDA, DEA, or EPA) during which can establish jurisdiction over Tenant, the Term of this SubleasePremises, and for no other use or usesTenant’s activities therein (“Laws”). Tenant shall not permit the Premises to be occupied or used in any activities prohibited by manner that will constitute waste or a nuisance, or disturb the Master Lease. Subtenant shall not use or store flammable or hazardous materials on the Subleased Premises, except to the extent normally used quiet enjoyment of other occupants in the ordinary course Building. Tenant shall not, without the prior consent of business with respect to Landlord, (i) bring onto the Permitted Use unless such materials are specifically prohibited in the Lease. Sublandlord shall not be liable to Subtenant or any party claiming through Subtenant in any way for damage caused by the failure of any of the heating, ventilating and air-conditioning, mechanical, elevator, plumbing, electrical, fire protection, life safety, security or other tenants systems in the Building (“Building Systems”), or jeopardize the structural integrity of the Building or any part thereof; (ii) connect to comply with such similar the utility systems of the Building any apparatus, machinery or other covenants equipment other than typical office, manufacturing or laboratory equipment; or (iii) connect to any electrical circuit in their leases the Premises any equipment or other load with aggregate electrical power requirements in excess of the rated capacity of the circuit. Notwithstanding the foregoing, Tenant shall have the right to use and occupy the Premises for the conduct of an admixture compounding business substantially as such rules and regulationsbusiness was conducted by Landlord at the Premises during the twelve (12) month period immediately preceding the Commencement Date (the “Business”).

Subtenant shall observe and comply with, and shall cause its employees, agents and invitees to observe and comply with the restrictions set forth in this Sublease. Subtenant agrees to comply with all rules and regulations that Master Landlord has made or may hereafter from time to time make for the Building and/or the Premises. Sublandlord shall not be liable to Subtenant or any party claiming through Subtenant in any way for damage caused by the failure of any of the other tenants of the Building to comply with such similar or other covenants in their leases or of such rules and regulations.

Use and Compliance With Laws. Subtenant shall use the Subleased Subdemised Premises for the Permitted Use (as specified in the Basic Sublease Information) during the Term of this Sublease, and for no other use or uses. Subtenant shall not engage in any activities prohibited by the Master Lease. Subtenant shall not use or store flammable or hazardous materials on the Subleased Subdemised Premises, except to the extent normally for general office supplies (including ordinary cleaning materials) used for their intended purposes and in the ordinary course compliance with all applicable laws and not posing any significant threat of business with respect to the Permitted Use unless such materials are specifically prohibited in the Leasecontamination. Subtenant shall not perform any act or carry on any practice which may injure the Subleased Subdemised Premises or cause any offensive odors or noises that constitute a nuisance or menace to any other tenant or tenants of the Building or the Premises or other persons, and in no event shall any noises or odors be emitted from the Subleased Premises. Nothing shall be done upon or about the Subleased Subdemised Premises which shall be unlawful, improper, or contrary to any law, ordinance, regulation or requirement of any public authority or insurance inspection or rating bureau or similar organization having jurisdiction and Subtenant shall be in compliance at all times with all such laws, ordinances, regulations and requirements.
