TO ENTER OFFICE. Landlord may elect to give Tenant access to the Office, prior to the date it is Ready for Occupancy, for the purpose of permitting Tenant to install and construct Tenant Improvements. In the event Tenant is given access for such purpose. Tenant shall not in any manner interfere with or impede the installation or construction of Landlord Improvements; and all of the provisions of this Lease shall be in full force and effect, provided, however, that Tenant shall not be obligated to pay Minimum Rent, Overage Rent, Dues, and Tenant's Pro Rata Share of Operating Expenses, Real Estate Taxes and Project's Insurance (collectively "MONTHLY RENT"), for any period prior to the Commencement Date.
