Tenant’s Wiring. Landlord may, in its reasonable discretion, designate the location of all wires, cables, fibers, equipment, and connections (“Tenant’s Wiring”) for Tenant’s Telecommunications Services, and restrict and control access to telephone cabinets and rooms. Tenant may not use or access the Base Building, Common Areas or roof for Tenant’s Wiring without first scheduling a time and day for such access with and being accompanied and supervised by a representative of Landlord’s then current riser management company (the “Riser Manager”). Tenant shall pay any and all reasonable fees charged by the Riser Manager, including Riser Manager’s supervisory fee in connection therewith, which as of the Execution Date, is [***] per hour, subject to change from time-to-time. Tenant shall not disturb any Mechanical Systems and any work performed in connection with this section shall be subject to the same general terms and conditions of Article 8. All of Tenant’s Wiring shall be clearly marked with adhesive plastic labels (or plastic tags attached to such cable with wire) to show Tenant’s name, suite number, and the purpose of such Tenant’s Wiring (i) every 6 feet outside the Premises (specifically including, but not limited to, the electrical room risers and any Common Areas), and (ii) at the termination point(s) of such Tenant’s Wiring. Landlord and the Riser Manger shall not remove any of Tenant’s installations in the risers and shafts during the Term provided Tenant’s installations comply with the terms of this section and any other applicable sections of this Lease. Tenant shall be permitted to contract directly with the Riser Manager for the performance of work and shall pay the Riser Manager directly for such services.

Tenant’s Wiring. Tenant may not use or access any portion of the Base Building, Common Areas including the common areas or roof roof, for Tenant’s Wiring without first scheduling a time and day for such access with and being accompanied and supervised by a representative of Landlord’s then current riser management company (the “Riser Manager”). Tenant prior written consent, which Landlord shall pay not unreasonably withhold, or for which Landlord may charge a commercially reasonable fee as determined by Landlord in its reasonable discretion, but provided that any and all reasonable fees charged by the Riser Manager, including Riser Manager’s supervisory fee in connection therewith, which as of the Execution Date, is [***] per hour, subject to change from time-to-time. Tenant shall not disturb any Mechanical Systems and any work performed in connection costs associated with this section shall be subject to the same general terms and conditions of Article 8. All of Tenant’s Wiring shall be clearly marked with adhesive plastic labels (or plastic tags attached to such cable with wire) to show at Tenant’s name, suite number, sole cost and expense. Notwithstanding anything to the purpose of such contrary and without limiting Tenant’s Wiring (i) every 6 feet outside obligations pursuant to Section 15, on or before the Premises (specifically including, but not limited to, the electrical room risers and any Common Areas), and (ii) at the expiration or termination point(s) of such Tenant’s Wiring. Landlord and the Riser Manger shall not remove any of Tenant’s installations in the risers and shafts during the Term provided Tenant’s installations comply with the terms of this section and any other applicable sections of this Lease. , at Tenant’s expense and subject to the provisions of Section 8, and unless otherwise mutually agreed to between Landlord and Tenant at the time of installation or at the time of the expiration or termination of the Term, Tenant shall remove Tenant’s telecommunication and related wiring from the Premises and the Building and restore any damage done as a result of such removal, provided that Landlord may, but shall not be permitted to contract directly with the Riser Manager for the performance of work and obligated to, remove such wiring and, in such event, Tenant shall pay Landlord, as Additional Rent, the Riser Manager directly for cost of such servicesremoval, including any required time of Building personnel at Building standard rates, upon receipt of an invoice therefor from Landlord.
