Tenant’s Wiring. Landlord may, in its reasonable discretion, designate the location of all wires, cables, fibers, equipment, and connections (“Tenant’s Wiring”) for Tenant’s Telecommunications Services, and restrict and control access to telephone cabinets and rooms. Tenant may not use or access the Base Building, Common Areas or roof for Tenant’s Wiring without first scheduling a time and day for such access with and being accompanied and supervised by a representative of Landlord’s then current riser management company (the “Riser Manager”). Tenant shall pay any and all reasonable fees charged by the Riser Manager, including Riser Manager’s supervisory fee in connection therewith, which as of the Execution Date, is [***] per hour, subject to change from time-to-time. Tenant shall not disturb any Mechanical Systems and any work performed in connection with this section shall be subject to the same general terms and conditions of Article 8. All of Tenant’s Wiring shall be clearly marked with adhesive plastic labels (or plastic tags attached to such cable with wire) to show Tenant’s name, suite number, and the purpose of such Tenant’s Wiring (i) every 6 feet outside the Premises (specifically including, but not limited to, the electrical room risers and any Common Areas), and (ii) at the termination point(s) of such Tenant’s Wiring. Landlord and the Riser Manger shall not remove any of Tenant’s installations in the risers and shafts during the Term provided Tenant’s installations comply with the terms of this section and any other applicable sections of this Lease. Tenant shall be permitted to contract directly with the Riser Manager for the performance of work and shall pay the Riser Manager directly for such services.

Notwithstanding anything to the contrary and without limiting Tenant’s obligations hereunder upon the expiration or termination of the Term of this Lease, at Tenant’s expense and subject to the provisions of Section 12, Tenant shall remove Tenant’s Wiring from the Premises and the Building and restore any damage done as a result of such removal, provided that Landlord may, but shall not be obligated to, remove Tenant’s Wiring and, in such event, Tenant shall pay Landlord, as Additional Rent, the cost of such removal, upon receipt of an invoice therefor from Landlord.
Tenant’s Wiring. Other than that which is currently in place (and replacements thereof) and other than that which is run through the Tenant Exclusive Telecom Closets and the risers associated therewith (and replacements thereof), Landlord may designate reasonably convenient locations for all wires, cables, fibers, equipment, and connections (“Tenant’s Wiring”) for Tenant’s Telecommunication Services, and, subject to Section 2.4, restrict and control access to telephone cabinets and rooms pursuant to the Building’s security procedures. Landlord’s access to such cabinets and rooms on full Tenant floors shall be governed by Section 16.
Tenant’s Wiring. Tenant's installation of telephone lines, cables, wiring and other electronic telecommunications services, wiring and equipment (collectively, the "Tenant Wiring"), shall be subject to the terms and conditions of this Lease, including, without limitation, this Article and Articles 6, 8 and 11 above. Without limiting the generality of the foregoing, Landlord hereby requires, and Tenant herein agrees, that upon the expiration or earlier termination of this Lease, Tenant shall remove, at its sole cost and expense, all of the Tenant Wiring installed by Tenant and/or its telecommunications services provider. Any costs and expenses which may be incurred by Landlord as a result of the foregoing, including, without limitation, any damage to the Premises or the Building caused by Tenant's removal of Tenant Wiring, shall be reimbursed by Tenant to Landlord, upon demand, as additional rent. In the event Landlord elects at its sole option not to have Tenant remove the Tenant Wiring and in lieu thereof to retain any Tenant Wiring in the Building, the Tenant Wiring shall be left in the Building as installed and same shall be surrendered by Tenant to Landlord in good condition and good working order, lien free and properly labeled at its place of installation and/or demarcation point.
