TENANT’S REPAIRS; UPKEEP; UTILITIES; COMPLIANCE WITH LAW. (a) Glass Maintenance. Tenant will replace all plate and other glass on or in the Leased Premises, if and when broken or cracked, and failing so to do Landlord may replace the same and Tenant will pay Landlord the cost and expense thereof upon demand.
