State Specific. Provisions Notwithstanding anything to the contrary contained in this Lease, the following provisions shall be applicable to the extent the Laws of the State in which the Leased Premises is located are determined to be applicable to this Lease, and Tenant hereby expressly acknowledges and agrees to the application of same; provided that, nothing herein is intended to or shall be construed as superseding or diminishing any express waiver by Tenant contained in this Lease, each of which shall be enforced to the fullest extent permitted by the Laws of the State: (a) The parties acknowledge that this Lease may be subject to initial and periodic review by the MRA for, among other things, compliance with Law in effect at the time of such review. As part of such review, they may require amendments be made to this Lease. In the event of such requirement, Landlord and Tenant shall cooperate in good faith to promptly amend this Lease. If such amendment(s) have a material adverse financial effect on Landlord, then the parties will further endeavor in good faith to replace the affected provisions the economic effect of which comes as close as possible to that of the affected provisions and acceptable to the MRA, as applicable. (b) Landlord and Tenant acknowledge that notwithstanding anything to the contrary contained in this Lease, any access granted to, or repossession taken by, Landlord under the terms of this Lease (including, without limitation, Paragraphs 4(b), 10(c) and 23(a)), may be subject to and/or required to be conducted in a manner consistent with the Laws of the State and the rules and regulations of the MRA.
