Shower Facilities. On or before the Commencement Date, Lessor shall cause (a) to be constructed in substantial accordance with the floor plan attached hereto as Exhibit A a men's shower facility within the men's restroom on the first floor of the Building and a women's shower facility within the women's restroom on the first floor of the Building, and (b) each such shower facility to be operational and in good working order. Each such shower facility shall be available for the non-exclusive use of Lessee and Lessee's employees in common with other tenants of the Building, but shall be secured from public access in a manner reasonably determined by Lessor. Lessor shall cause its janitorial service to clean the shower facilities at such times as janitorial service is provided to the Premises pursuant to Article V.A of this Lease. The costs of cleaning, maintaining and repairing such shower facilities shall be included in Operating Expenses.
