The SERVICE CORE clause defines the essential services or deliverables that a provider is obligated to supply under an agreement. Typically, it outlines the specific tasks, functions, or products that form the foundation of the service relationship, such as IT support, maintenance, or consulting activities. By clearly specifying what constitutes the core services, this clause ensures both parties have a mutual understanding of the provider’s primary responsibilities, thereby reducing ambiguity and helping to prevent disputes over the scope of work.
SERVICE CORE. When a Service core is scheduled separately and erected as an advance part of the main structure, all employees engaged on the Service core shall be paid the appropriate special rate, set out in clause 24.9.
SERVICE CORE. Deliver the premises with electrical (including electrical panel box), telephone and janitorial closets on each floor (including the removal of all abandoned cabling). - Deliver perimeter core walls and columns in "as is" condition. - Deliver the premises with access to plumbing for the purposes permitted in the Lease. - Deliver the premises with access to main sprinkler loop on the floor; tenant to provide all branch sprinkling. - Deliver the premises with doors to the stairwells, to the electrical, telephone and janitorial closets and the restrooms installed, complete with hardware. - Deliver the premises with the elevators servicing the same operational.
SERVICE CORE eBalanceSM is an account reconciliation service. You provide a bank statement and ledger activity from an account for a given period. We then reconcile the account and provide a spreadsheet, “Reconciliation Report”, detailing the beginning balances, the transactions that must be recorded to bring both into balance, and the adjusted ending balance. We exchange deliverables with our customers through Dropbox®. Therefore, a Dropbox® account (▇▇▇.▇▇▇▇▇▇▇.▇▇▇) is required to use the Service. s tatement in .csv or spreadsheet formats only, f irst n umerical portion of your street address, along with city, state, and ZIP code. We do not need or accept “canned” / .pdf versions of bank statements for privacy reasons. (We do, however, accept canned versions of PayPal® statements.) By using the Service, you agree to submit an accurate, completed reconciliation as a point of beginning for the period prior to your first eBalanceSM reconciliation. If you do not have an accurate, completed reconciliation for the period prior to onboarding with eBalanceSM, then by using the Service, you agree to a “Before eBalanceSM” adjustment.
SERVICE CORE. 1. Lobby: The main lobby on the ground floor of the building is designed and finished consistent with a Class A office building. High level finishes include mirrored finish metal panel ceiling, polished concrete floors and a concrete niche feature wall with accent lighting (other walls to be painted GWB). The lobby is furnished with multiple seating areas. Lighting includes recessed directional LED downlights in the mirrored metal panel ceiling with custom pendants located over seating areas. 2. Parking lobbies: The lobbies at each parking level are complete and finished with concrete floors, CMU walls and plaster skim coated concrete ceilings.
SERVICE CORE a) Stairways in compliance with code, the base building plans delivered to Tenant's architect (the "Base Building Plans"), and Tenant's type of occupancy and use. b) Electrical, telephone, janitorial and mechanical rooms to the extent located on the floor as specified by Tenant's architect in consultation with Landlord. c) Men's and women's washrooms in the Demised Premises in compliance with the Base Building Plans, all applicable laws (including, without limitation, the ADA) and codes and finished with: i) Ceramic tile floors and wainscot to four foot above finish floor. ii) Other walls and ceilings finished; iii) Counter sink, accessories, fixtures, trim lighting and all mechanical and plumbing services completed; and iv) Other lighting sufficient for first class washrooms. v) Tenant to be consulted on type of tile, fixtures, coverings and finishes, all to building standard. d) Water and drainage. i) Three water coolers installed in compliance with all applicable laws (including, without limitation, the ADA) and codes. e) Two (2) elevators installed and operational as designed to operate at 100 FPM. Lower level lobby complete with marble floor, HVAC and wall covering to building standard.

  • Service Core Allowance As of 1 March 2024 the Employer shall pay $1.75 per hour for all work carried out in the construction of service core where the Employee is physically isolated from the top deck and working in an enclosed space. This allowance will be adjusted annually in accordance with CPI (All Groups, Melbourne) movements measured in the twelve month period ending the previous December quarter effective as of 1 March 2025, rounded to the nearest 5 cents. For a period of up to five working days, when Employees working in the service core are required to walk beyond four levels and up to a maximum of six levels, they will be paid double the Service Core Allowance.
