Tenant shall obtain and keep in force during the term of this Lease a policy of rental income insurance in amount adequate to cover all rental due hereunder for a period of 12 months, with loss payable to Landlord, which insurance shall also cover all real estate taxes and insurance costs for which Tenant is obligated during such 12-month period.
