Rent Offset Sample Clauses
A Rent Offset clause allows a tenant to deduct certain amounts from their rent payments under specific circumstances, typically when the landlord fails to fulfill obligations such as making necessary repairs or providing agreed-upon services. In practice, if the landlord does not address a maintenance issue after proper notice, the tenant may pay for the repair themselves and subtract the cost from future rent. Rent Offset. All necessary Remediation work on the Leased Premises will be undertaken at AFRH’s cost and expense on AFRH’s behalf by ▇▇▇▇▇▇ in accordance with the provisions set forth in the Development Agreement. Lessee shall fund the Remediation work and will receive a credit toward future payment of Rent owed to AFRH pursuant to this Lease in the amount of such advance.
Rent Offset. The Rent to be paid pursuant to Section 4.1 shall be offset to two dollars per square foot ($2.00/sq. foot) per month provided that Tenant performs the sweeping of the parking areas on at least a monthly basis and more frequently based on seasonal need in accordance with Section 7.3 of this Lease. For so long as the offset obligations are met, Tenant shall pay to Landlord rent consisting of dollars ($ ) per month from the City Hall Rent Commencement Date until the Police Department Rent Commencement Date, and dollars ($ ) per month thereafter.
Rent Offset. If the Landlord shall fail to make any payment due to the Tenant within the time periods set forth in sections 20.1 and 20.2, as applicable, the Tenant may, at its option, offset the amount or amounts due to it by the Landlord from Rent payments.
