Redeveloper Improvements. The Site Plan, Project Schematic Drawings and Exterior Construction Documents will be prepared by the Redeveloper, at its expense for the Redeveloper Improvements to be constructed by the Redeveloper within the Redevelopment Project Area.
Redeveloper Improvements. Redeveloper intends to rehabilitate and renovate the four story structure, in a manner consistent with its historic character, the existing structure located generally on the southeast corner of the intersection of South 8th and O Streets in such a manner that it will be used as first floor commercial space comprised of approximately 8,190 square feet and three upper floors of residential space with a combined area of approximately 24,570 square feet for a grand total of 32,760 square feet of habitable space in the building. The Redeveloper undertakings for the Redevelopment Project consist of the following activities as generally shown on Exhibit B (collectively “Redeveloper Improvements”):
(1) Complete the Site Acquisition and acquire the Project Site from the current property owner to allow the implementation of the Redeveloper Improvements which will help correct and eliminate blighted and substandard conditions present within the Project Area. The City agrees to assist in Redeveloper’s acquisition of the Project Site by providing a grant of TIF Bond Proceeds (defined below) to the Redeveloper in an amount not to exceed the purchase price of the Project Site of One Million Six Hundred and Seventy-Five Thousand and NO/100 Dollars ($1,675,000.00) (collectively “Project Site Purchase Assistance”) and in an amount not to exceed the available TIF Tax Revenues under this Agreement.
(2) The design and renovation of a four story historic building containing approximately 8,190 square feet of commercial space and 24,570 square feet of habitable residential space, including rooftop improvements (collectively “▇▇▇▇▇▇▇ ▇▇▇▇▇▇▇▇ Building”). The ▇▇▇▇▇▇▇ ▇▇▇▇▇▇▇▇ Building is hereafter collectively referred to as the “Private Improvements”.
(3) The Redeveloper shall through the City Executive Order process, when required, implement the following public improvements (collectively “Redeveloper Public Improvements”):
(i) Public street parking, including curb and gutters, on South ▇▇▇ ▇▇▇▇▇▇ from “O” Street to the Alley (“Public Street Parking”);
(ii) Public streetscape, including sidewalks, hardscape, landscape, pedestrian and street lighting, signage, and related public improvements located in the public right of way that abuts the Project Site (collectively “Streetscape”);
(iii) Design and construct a new street level dock (without cover) abutting the west exterior façade of the ▇▇▇▇▇▇▇ ▇▇▇▇▇▇▇▇ Building within the ▇▇▇ ▇▇▇▇▇▇ and O Street right of ways, as permitted by...
Redeveloper Improvements. The construction of Redeveloper Improvements is to be designed to provide hunger relief, outreach and prevention services. Redeveloper shall submit such Construction Documents for the Redeveloper Improvements to the Director of the Urban Development Department for his review and approval; provided that his review and approval shall be limited to the design and type of materials to be used for the facade of the Redeveloper Improvements. The Director shall so approve or reject the Construction Documents for the Redeveloper Improvements within fourteen (14) days after receipt thereof.
Redeveloper Improvements. Redeveloper intends to rehabilitate and renovate the Gold’s Building in a manner consistent with its historical character and to demolish and clear the structure commonly known as ▇▇▇▇ ▇ ▇▇▇▇▇▇. The Gold’s Building will include approximately 37,700 square feet of commercial use, excluding standalone storage, on the first floor, approximately 180 multi-family dwelling units on the upper floors, and approximately 40,775 square feet of storage/commercial space in the basement. Redeveloper Improvements will also include rehabilitation of the historic façade features of the Gold’s Building. The Redeveloper undertakings for the Redevelopment Project consist of the activities identified in Recitals D through G below (collectively “Redeveloper Improvements”):
Redeveloper Improvements. Redeveloper intends to rehabilitate and renovate, in a manner generally consistent with its historic character, the existing 16-story Sharp Building. The Redevelopment Project will be carried out over the course of one or more years in phases as determined by the Redeveloper and are collectively referred to as “Redeveloper Private Improvements”.
Redeveloper Improvements. Redeveloper shall submit such construction documents for the Redeveloper Improvements to the Mayor or his designee for review and approval. The Mayor or his designee shall so approve or reject the Construction Documents for the Redeveloper Improvements within fourteen (14) days after receipt thereof.
Redeveloper Improvements. Redeveloper intends to rehabilitate and renovate the existing six- story building at ▇▇▇▇ ▇ ▇▇▇▇▇▇ in a manner consistent with its historical character, which may be undertaken in one of two ways:
Redeveloper Improvements. Redeveloper intends to repair and replace sidewalks in public right of way within the Redevelopment Area (“Sidewalk Improvements”) and resurface columns and exterior walls including new stonework and associated supportive framing, removal and replacement awnings and soffits, improved façade lighting, improved parking lot lighting, and construction of new roof parapets within the Meadowlane Shopping Center. (“Façade Improvements”) Redeveloper agrees to plant new trees in the Project area (Trees). The Trees, Sidewalk Improvements and Façade Improvements for the Redevelopment Project shall be referred to hereinafter as the “Redeveloper Improvements”.
Redeveloper Improvements. The first floor of the existing building located on the Redeveloper Property is to be redeveloped and constructed for commercial uses and the upper floors (2nd- 5th) for 24 residential units (16 one-bedroom and 8 two-bedroom). Redeveloper shall submit such construction documents for the Redeveloper Improvements to the Director of the Urban Development Department for his review and approval. The Director shall so approve or reject the Construction Documents for the Redeveloper Improvements within fourteen (14) days after receipt thereof.
Redeveloper Improvements. Redeveloper intends to rehabilitate and renovate the ▇▇▇▇▇▇▇ ▇▇▇▇ Building in a manner consistent with its historical character. Redeveloper will expand the Building through construction of an entryway addition to make the building accessible.
