Common use of Quiet Environment Clause in Contracts

Quiet Environment. Landlord covenants that Tenant, on paying the rent reserved and on performing all the terms, covenants and conditions hereof on the part of Tenant to be performed, and not being in default under any of the terms of this Lease, shall at all times during the term of this Lease peacefully and quietly have, hold and enjoy the Demised Premises without any manner of hindrance from Landlord or any persons lawfully claiming under or through Landlord, except as to any portion of the Demised Premises that may be taken by eminent domain.

Quiet Environment. Landlord covenants that Tenant, on upon Tenant paying the rent reserved and on additional rent and observing and performing all the terms, covenants and conditions hereof on the part of Tenant to be performed, and not being in default under any of the terms of this Lease, shall at all times during the term of this Lease peacefully on its part to be observed and performed, Tenant may peaceably and quietly have, hold and enjoy the Demised Premises without any manner of free from hindrance or molestation from Landlord or any persons lawfully claiming under or through Landlordparty, except as subject, nevertheless, to any portion the terms and conditions of the Demised Premises that may be taken by eminent domainthis Lease.

Landlord covenants that Tenant, on upon paying the rent reserved Base Rent, Additional Rent and on all other sums payable under this Lease and performing all the terms, covenants and conditions hereof on the part required of Tenant to be performed, and not being in default under any of the terms of this Lease, shall at all times during the term of this Lease shall and may peacefully and quietly have, hold and enjoy the Demised Premises without any manner of hindrance from or molestation by Landlord or any persons lawfully person claiming under or through Landlord, except as to any portion of the Demised Premises that may be taken by eminent domain.
