Peaceful Surrender. At the end of the Term, the Tenant shall immediately peaceably surrender and yield up to the Landlord the Premises, its appurtenances, and all fixtures, improvements, and modifications, in a state of cleanliness and good repair, order and condition, without notice from the Landlord and deliver to the Landlord all keys to the Premises in the possession of the Tenant.
