Payments Deemed Rent. Any amounts of money to be paid by Tenant to Landlord pursuant to the provisions of this Lease, whether or not such payments are denominated “rent” or “additional rent” and whether or not they are to be periodic or recurring, shall be deemed rent or additional rent for purposes of this Lease; and any failure to pay any of same as provided in Paragraph 19(a) hereof shall entitle Landlord to exercise all of the rights and remedies afforded hereby or by law for the collection and enforcement of Tenant’s obligation to pay rent. Tenant’s obligation to pay any such rent or additional rent pursuant to the provisions of this Lease shall survive the expiration or other termination of this Lease and the surrender of possession of the Premises after any holdover period.
Payments Deemed Rent. That in the event of the Tenant failing to pay -------------------------- any taxes, rates, insurance premiums, operating costs or other charges which it has herein covenanted to pay, the Landlord may pay the same and shall be entitled to charge the sums so paid to the Tenant, who shall pay them forthwith on demand; and the Landlord, in addition to any other rights, shall have the same remedies and may take the same steps for the recovery of all such sums as it might have and take for the recovery of rent in arrears under the terms of this lease.
Payments Deemed Rent. Landlord shall have the same remedies for non-payment or late payment of any amounts of money due from Tenant to Landlord which are not called Rent or Additional Rent as Landlord has for non-payment or late payment of Rent.
Payments Deemed Rent. Time is of the essence hereof. Any -------------------- payment due Landlord from Tenant hereunder shall be deemed rent. Unpaid rent and any other payment due Landlord hereunder, which is not paid within ten (10) days after such sum is due, shall bear interest at the rate of one and one-half percent (1.5%) per month or the maximum lawful rate of interest, whichever is less, from the original due date until paid.

That in the event of the tenant failing to pay operating costs, any taxes, rates, insurance premium. or other charges or additional rent which it has herein covenanted to pay, or carry out any repairs, maintenance or replacements as it has herein covenanted to do, the landlord may pay or, as herein provided, perform the same, and shall be entitled to charge the sums so paid or the cost of such performance to the tenant who shall pay them forthwith on demand, and the landlord, in addition to any other rights, shall have the same remedies and may take the same steps for the recovery of all such sums as it might have taken for the recovery of rent in arrears under the terms of this lease, all such payments required to be made under the terms of this lease shall be deemed rent.
Payments Deemed Rent. (1) All sums that the Lessee has agreed to pay to the Lessor under this Lease other than the Basic Rent are payable in addition to the Basic Rent, shall be Additional Rent, and shall be collectible by the Lessor as rent.

Payments Deemed Rent. 20. That in the event of the Tenant failing to pay any Taxes, Rates, Insurance premiums or other charges, maintenance or replacements as it has herein covenanted to do, the Landlord may pay, or, as herein provide, perform the same, and shall be entitled to charge the sums so paid or the cost of such performance to the Tenant who shall pay them forthwith on demand, and Landlord, in addition to any other rights, shall have the same remedies and may take the same steps for the recovery of all such sums together with interest thereon at a rate of fifteen 15% percent per annum, as it might have and take for the recovery of Rent in arrears under the Terms of this Lease; all such payments required to be made under the Terms of this Lease shall be deemed Rent.
