MAINTENANCE AND REPAIRS BY LESSOR. Except as described herein, Lessor shall maintain the interior of Lessee's Office Space in good repair, at Lessee's expense. Lessor shall use diligence to provide for the reasonable cleaning, maintenance, repair, reconnection of interrupted utilities or services, and landscaping of Common Area, subject to any reimbursement obligations of Lessee under paragraph 8.2. Lessor may rekey at any time without reduction in access to Office Space. Lessor may temporarily close any part of the common facilities if reasonably necessary for repairs or construction. Repairs and maintenance shall be in accordance with applicable governmental requirements.
