Landlord shall provide information upon Resident’s request: (1) the calculations used to determine a monthly xxxx, (2) the date the submeter was last certified for use, and the date it is next scheduled for certification (if known). Resident shall pay for water and sewer service based on water consumed in Resident’s unit. Specifically, Resident’s bills will be calculated as follows: A water submeter is installed in the Resident’s unit to measure the total amount of water used in the unit. Water and sewer bills will be calculated by multiplying the submetered usage by a utility rate based on the utility rates of the local utility provider (which may include base or fixed charges). Resident acknowledges that the rates paid for water and sewer service may not match the rate of the local water utility (as that rate may not be appropriate to charge to an individual unit), but that the rates used are designed in a manner to allocate Landlord’s actual water and sewer costs to the apartment units. All water and sewer related charges assessed to the Landlord may be used to calculate the amount charged to each Resident under the selected formula described above, including, but not limited to, stormwater charges, water or sewer related charges contained on tax bills, and all miscellaneous charges contained on the utility bills received from the local water and sewer providers. The billing methods described herein may be changed by Landlord by providing Resident with prior 30 day written notice and Resident acknowledges that in certain situations it is necessary to make a change to the billing method.
