IMMEDIATELY BEFORE SUBSTANTIAL COMPLETION. Landlord, as soon as reasonably possible during construction, shall notify Tenant in writing of its anticipated date of “Substantial Completion” (as hereinafter defined) of the Landlord Work. During a period of time of not less than one hundred and twenty (120) days immediately prior to Landlord’s achievement of Substantial Completion, Tenant shall have the right to enter the Premises for the purpose of installing its furnishings and equipment (including, without limitation, Tenant’s data cabling, telephone and data, security, audio/visual and printing equipment and furniture systems) and otherwise readying the Premises to Tenant’s use and occupancy.
IMMEDIATELY BEFORE SUBSTANTIAL COMPLETION the School District will schedule an inspection tour of the area to be occupied. A representative of the School District, Architect/Engineer (if any) and Contractor will jointly tour the area and record on the Punch List those items still remaining to be finished and/or corrected. Contractor shall timely correct the items listed on the Punch List. Any items left off the Punch List and for which Contractor is responsible shall be handled in accordance with the warranty provisions contained in this Agreement.
