HEIRS AND ASSIGNS. The benefits and obligations of this lease shall inure to, and be binding upon, the heirs, legal representatives, successors or assigns of Lessee; but no sublease or assignment hereof, or of any interest herein, shall be binding upon Lessor until the same has been approved by Xxxxxx as explained in the ASSIGNMENTS paragraph provided above.
