Grounds for Landlord’s Consent. In determining whether to grant consent to Xxxxxx’s request to assign this Lease or sublet the Premises, Landlord may consider any factor reasonably bearing on the suitability of the proposed assignee/subtenant to be the tenant or a sublessee under this Lease. Without limiting other reasonable factors to withhold or grant consent, the parties agree that any one (1) of the following factors will be reasonable grounds for withholding or granting consent:
