All appliances, fixtures, equipment, machinery, furniture, carpet, drapes, supplies, manuals, books and records and other personal property, if any, owned by Seller and located on or about the Land and the Improvements or used in the ownership, use, leasing, maintenance or operation thereof (the “Personal Property”).
