Common use of Excess Tenant Improvements Clause in Contracts

Excess Tenant Improvements. Tenant shall be entitled to an additional tenant improvement allowance of and No/100 Dollars ($##.00) per square foot of Rentable Area of Premises which, to the extent used, would be amortized as additional rent over the remainder of the initial term of ten (10) years at a rate of percent (##%) per year or if Tenant has exercised an option to extend the Lease, the excess Tenant improvement allowance shall be amortized over the remainder of the current option term.
